For operators managing units on behalf of owners

Stop running a portfolio out of spreadsheets

We build custom management platforms for short-term rental operators. Owner portals, automated statements, an ops board that matches how you actually work, and your existing Hostaway and PriceLabs setup wired straight in.

Where the hours go

Six problems every operator
hits at the same size

They are all survivable at twenty units. They are all fatal to growth at sixty.

01

Owner statements eat the first week of every month

Export from the PMS, export from the bank, reconcile the cleaning invoices, rebuild the same spreadsheet forty times, email forty PDFs. Then field the replies.

Fixed byStatements generated from live data, published to each owner automatically.
02

Owners ring you because they cannot see anything

Every call is the same three questions. How did my unit do, when am I getting paid, why was it empty that week. All answerable, none of it visible to them.

Fixed byAn owner portal where they answer their own questions at midnight.
03

Your operation lives in five places

Hostaway for bookings, PriceLabs for rates, WhatsApp for cleaners, a spreadsheet for payouts, and the real state of things inside one person’s head.

Fixed byOne platform that reads all of them and shows the actual picture.
04

Turnovers are coordinated by message

Checkout at 11, check-in at 15:00, and a cleaner who has not confirmed. Someone is manually watching a calendar to catch it.

Fixed byTurnovers scheduled off the booking calendar, with confirmations and exceptions flagged.
05

You cannot grow past the person who knows everything

At thirty units it works because one person holds it together. At sixty it does not, and hiring does not fix it because there is nothing to hand over.

Fixed byProcess encoded in software, so the next hire follows the system instead of the person.
06

Per-unit software pricing punishes the growth

Every platform you use charges per unit per month. The tooling bill scales exactly as fast as the portfolio, forever, whether or not you needed the new features.

Fixed byA build you own outright, with hosting costs that barely move as you add units.
What gets built

The layer your tools do not give you

An owner portal that ends the phone calls

Every owner signs in and sees their own units: bookings, occupancy, revenue, deductions and the next payout. The questions they used to ring you about are answered before they pick up the phone.

✓Role-based access, each owner sees only their own portfolio
✓Live occupancy and revenue, not a monthly snapshot
✓Documents, licences and contracts in one place
✓Branded as you, so it strengthens your relationship not ours

Illustrative interface, not live data.

Statements that write themselves

Revenue in, commission out, cleaning, maintenance, utilities, then the net. Built from the same live data the owner can already see, published on a schedule, with the calculation visible rather than asserted.

✓Your own payout rules, including split ownership and tiers
✓Every line traceable back to the booking that created it
✓Published automatically, no forty-email morning
Gross revenueAED 68,400
Management fee-13,680
Cleaning and laundry-6,200
Maintenance-1,850
Owner payoutAED 46,670

Your existing stack, connected properly

We are not asking you to rip anything out. Hostaway keeps doing channels, PriceLabs keeps doing rates, and the platform reads both so that the operation finally has one source of truth on top.

✓Hostaway or Guesty for bookings and channel sync
✓PriceLabs or your own rules for nightly rates
✓Accounting, payments and bank reconciliation
✓Anything with an API, and a plan for the things without one

An ops board instead of a group chat

Turnovers generated from the booking calendar, assigned, confirmed and tracked. Maintenance raised against the unit rather than remembered. The gap between a checkout and the next check-in stops being a person watching a screen.

✓Cleaning schedules built automatically from departures
✓Exceptions surfaced, so only the problems need you
✓Maintenance history per unit, useful at renewal time
✓Works on a phone, because your team is not at a desk

On the numbers. You will not find occupancy figures, revenue claims or testimonials on this page, because we are not going to put numbers in front of you that you cannot verify. On the call we will work through your own unit count, your per-unit tooling spend and the hours going into statements, and see whether a build actually pays for itself.
How it runs

From a call to a live platform

No proposal theatre. The first call is diagnostic, and if custom software is the wrong answer for the size you are at, we will tell you on that call.

01Discovery call30 minutes

We map how many units you run, which channels you sell on, what you use today, and where the time goes. You get an honest read on whether custom is even the right answer for you.

02Scope and estimateA few working days

A written scope, a prototype path and a real number. Not a range designed to get a second meeting.

03Prototype2 to 4 weeks

Your properties, your branding, clickable. This is where you decide whether to carry on, with something in front of you rather than a slide.

04Build and launch6 to 12 weeks

Integrations connected, payments live, staff trained, handover done.

Working prototype2 to 4 weeks

Clickable, on your own units, before the full build is committed.

Production launch6 to 12 weeks

Depending on how many channels and systems have to be connected.

You own itSource and infrastructure

Full code, documentation and deployment config handed over. No per-unit licence.

ProgressA demo every week

You see the thing running, not a status report.

Straight answers

What owners ask before they commit

We already run Hostaway. Why would we build anything?

For most operators under about twenty units, you should not, and that is the honest answer. Hostaway, Guesty and the rest are good products and they are cheaper than a build. The case for custom appears when you are paying per unit across several platforms, when you need something none of them do, usually a proper owner portal or a specific local compliance or payout workflow, or when the manual glue between systems has become somebody’s full-time job.

Would this replace Hostaway or sit on top of it?

Usually on top, at least to begin with. Hostaway is genuinely good at channel management and that is a hard problem to rebuild for no reason. We connect to it through its API and build the layer it does not give you: owner transparency, your payout logic, your ops board, your reporting. Some operators later move more in-house, some never do. Either is fine.

What about our owners and their data?

Each owner sees their own units and nothing else, through role-based access. Where the data lives is your decision and we will design to it, including keeping everything inside a UAE region if your owners or your licence require it.

How long before our team is actually using it?

A clickable prototype in two to four weeks, built around your real portfolio structure rather than a generic demo. Production typically six to twelve weeks after that depending on how many systems connect. You see a working demo every week in between, so nothing arrives as a surprise at the end.

What does it cost?

Quoted after the discovery call, in writing, within a few working days. We will not give you a number before understanding the scope, because that number would be wrong. The engagement is either a fixed-fee discovery sprint followed by a custom-quoted build, or a monthly retainer if you want a team alongside your own.

What if this becomes a product we want to sell to other operators?

That happens, and it is a conversation worth having early rather than late, because it changes how the system is designed. Multi-tenancy, billing and onboarding are much cheaper to build in at the start than to retrofit. You own the code either way.

Book a call

Tell us where the hours actually go

Bring your unit count, your current stack and roughly what you spend per unit per month on software. We will tell you whether building is worth it for you, including when the answer is no.

30 minutes, with an engineer

Not a sales call. Bring your channel mix, your unit count and your current stack, and you will leave the call knowing what this would cost and whether it is worth it.

✓What your per-unit tooling actually costs you per year
✓Whether custom makes sense at your portfolio size
✓Which systems will connect cleanly and which will fight
✓A prototype path and a written estimate within days

Two steps, about a minuteDetails first, then pick your slot

Under about twenty units we will usually tell you to stay on an off-the-shelf product. That is a real answer, not a negotiating position.

No newsletter, no sales sequence. We use this to prepare for the call and nothing else.
